Assessments (Mandatory HOA Fees)

Cape Town Village South, through the services of Clark Simson Miller collect "Tri-Annual Assessments" (three times yearly).

Assessments, which are sometimes confused with "Dues" are in fact not Dues. CTVS Homeowners do not pay dues which would liken to a membership fee to a club, etc...

Our Fees are an Assessment which is an amount that a Homeowner is officially required to pay, almost like a tax.

Homes in Cape Town Village South are part of a covenanted community. By choosing to live in this subdivision each home is required (Mandatory) to pay these three assessments every year:
* Regular Assessment
* Trash Assessment
* Special Assessment

These sums of money go to the Homeowners Association (HOA). At Cape Town Village South the money is collected by Clark Simson Miller

Clark Simson Miller offers the option of making on-line Assessment Payments through their website.

Payment #1 Due: May 1st
Annual Regular Assessment
$150.00

Payment #2 Due: August 1st
Annual Trash Assessment
$219.00

Payment #3 Due: November 1st
Annual Special Assessment
$150.00

The costs for Regular, Special, and Trash Assessments total $519.00 annually. The Assessments are collected for the purpose of providing funds to maintain, preserve, improve and repair the property for the benefit of the members. The majority of this money is spent on road maintenance, dusk to dawn lighting, common areas lawn maintenance and paying for whole-subdivision Trash Service. See document below for further explanation.
